Stages One and Two are compulsory.  They focus on finding the right tenant for you and your property. 

 

Stages 3 and 4 are optional depending on your requirements.  They focus on preparing the Tenancy Agreement and carrying out the in-going inspection so you get off to a good (and compliant) start.

Why Is Casual Letting So Expensive?

The bottom line is, it takes time to get the right person in your property.

The cost will seem pretty cheap compared to the time it takes to manage a problem-tenant once you have one in your property, not paying rent, or causing damage.  And, if you've ever been to Tenancy Tribunal, you'll know that there is a strong need for landlords to be exceptionally professional and accurate with their paperwork - agreements; rent records; healthy homes reports; photos; inspections and general record keeping.  

 

The better investment is to spend the time up front and put someone in your house that:

a) wants to be there

b) has a proven track record of paying the rent

c) is respectful of the neighbours and your property
