Property inspections for residential management are all about keeping the property in good shape, safe, and up to standard. These checks are essential for landlords to maintain property value, meet insurance needs, keep tenants satisfied and spot issues early before they become costly repairs. Routine Inspection
These are scheduled inspections carried out at regular intervals (usually every 90 days) to monitor the property's condition, ensure it meets safety standards, and identify any maintenance needs. This also includes compliance aspects such as smoke alarm testing.
Pricing:
1 Off inspections: $130 - $160 incl gst for residential rentals within Hamilton City.
Regular Inspections: $120 incl gst per inspection for up to 4 bedrooms/2 bathrooms within Hamilton City. 12 month contract. Minimum of 3 inspections per year.
Ingoing Inspection
Conducted before a new tenant moves in to document the condition of the property. This helps in comparing the state of the property at the end of the lease to determine if any damages have occurred during the tenancy. We provide thorough inspection and reporting so you have all the information on the state of the property before the tenancy commences.
Pricing:
$260 incl gst for up to 4 bedrooms/2 bathrooms within Hamilton City.
Out going inspection
Performed when a tenant vacates the property. We providecomprehensive report on the outgoing condition of the property to assist landlords in identifying damage beyond normal wear and tear. We will check appliances and the general condition of the property and advise you directly of any issues.
Pricing:
$260 incl gst for up to 4 bedrooms/2 bathrooms within Hamilton City.
Additional Services
ODD JOBS:
Sometimes odd jobs come up that we can handle while we are on site such as smoke detector installation, hanging up curtains; the odd bit of spot cleaning after a tenant has left.
We can take care of these jobs for you at an hourly rate of $60/hr + materials while we are on site to save you on service call-out fees.
OPEN HOME SHOWINGS:
If you need someone to provide open home viewings for potential tenants, we can arrange to do this for you. These are charged out at $120 incl gst, per site visit, assuming they are no longer than 60 minutes. This includes travel time and cost within Hamilton city. For viewings outside of Hamilton, please contact use for pricing.
